Chatham Partners has advised Hillwood on the EUR 93.5 million Development Financing for an Industrial and Commercial Hall in Berlin-Falkensee

The Falkensee II project is Hillwood's second development at this location and thus further strengthens its presence in the Berlin-Brandenburg metropolitan region. The company has more than 30 years of investment experience in Europe and North America and specializes in the development and management of industrial real estate.

Strategically located directly west of Berlin, the site is seamlessly connected to the motorway network via the A10, Berliner Ring, making it an attractive hub for logistics operations. Once completed, the warehouse will provide over 84,000 sqm of total usable space, including 172 car parking spaces and 16 truck parking spaces. The building is scheduled to receive Gold Standard certification from the German Sustainable Building Council (DGNB). Project completion is scheduled for Q2 2027.

The financing totaling around EUR 93.5 million is provided by Berliner Sparkasse.

"The Falkensee II project demonstrates Hillwood’s long-term commitment to developing state-of-the-art logistics facilities in strategically important regions such as Berlin-Brandenburg. We are particularly pleased with the excellent cooperation with Berliner Sparkasse and Chatham Partners, whose expertise and support have been instrumental in bringing this financing to a successful close," says Armin Senoner, Director Debt Capital Markets at Hillwood.

"With the completion of latest development financing, Hillwood and Berliner Sparkasse are continuing the successful partnership they have maintained since 2023. The collaboration between Hillwood and Berliner Sparkasse also benefits the Berlin metropolitan area: the realization of large, modern industrial facilities in Berlin-Falkensee creates jobs and strengthens the region’s economic attractiveness," says Marcus Buder, Head of Commercial Property Financing at Berliner Sparkasse.

Advise on Luxembourg law aspects and structure was provided by Hogan Lovells Luxembourg, with the team of Ariane Mehrshahi, Agnes Merz and Eszter Voros.

The Chatham Partners team included: Marco Weibrecht, Merten Breisacher, and Louica Unger.
